B2B services for prefabricated timber construction

1. Planning and development
We offer comprehensive planning and development services that ensure your wooden prefabricated projects are executed with precision, efficiency, and sustainability.
Manufacture and assembly planning
We meticulously design each structural element of your wooden prefabricated building using the advanced SEMA software, the industry’s leading tool. This ensures every component is crafted with precision for seamless manufacture and assembly, tailored to your project’s specific needs.
Structural engineering and static plans
Our static plans adhere to EUROCODE 5 and SIA norms, ensuring that every load-bearing element and connection meets stringent European standards. We tailor these plans to comply with country-specific regulations, providing robust, safe, and reliable structures.
Development of energy-efficient buildings
Jelovica is at the forefront of energy-efficient construction. We have a long-standing tradition of developing wooden prefabricated buildings that exceed industry standards for energy efficiency and durability. Our approach is backed by extensive empirical data and a track record of successful projects, setting new standards for energy efficiency and durability in wooden prefabricated buildings.
2. Production
We pride ourselves on delivering top-tier quality in the production of wooden prefabricated buildings made by a 100% self-sufficient production line.
Our carefully selected manufacturing technology ensures high industrial productivity while offering the flexibility needed to tackle technically complex construction projects, whether for custom homes or large-scale buildings.
Our focus on quality extends beyond technology. Every step of our manufacturing process is meticulously monitored and controlled to ensure the highest standards. We use only certified materials and components, verified by rigorous testing and quality checks performed several times a year by the esteemed German control institution, FMPA Stuttgart.
In addition to using certified materials, we incorporate systems with installation certificates—such as windows, shading solutions, and facade systems—directly into our prefabricated elements. This approach ensures seamless integration and superior performance for every building we produce.

3. Delivery
We understand the critical importance of adhering to delivery schedules and optimising transportation costs for our clients.
Punctual deliveries for seamless construction
For over 20 years, we’ve partnered with leading logistics companies to ensure on-time delivery of our wooden prefabricated house elements throughout Europe. Our experienced drivers, with over a decade of expertise in navigating challenging construction site access, guarantee precise and reliable transport.
Optimised transport for cost savings
Our commitment to efficiency goes beyond just timing. Through strategic planning and innovative logistics solutions, we’ve developed a system that maximises the use of each lorry’s capacity—utilising up to 90% of available volume. This approach not only calculates the optimal volume and weight of loaded elements but also ensures their precise distribution in alignment with the assembly process.
4. Assembly
We ensure that the exceptional quality of our wooden prefabricated houses is matched by the expertise of our assembly crews.
Assembly by certified experts
Each team is thoroughly trained and certified, ensuring they are well-versed in our products, technical requirements, and the unique needs of different markets.
Efficient On-Site Construction
Our certified assembly crews are not only highly skilled but also extremely efficient. Thanks to their expertise, a Jelovica wooden prefabricated house of approximately 130 m² can be fully assembled and “under the roof”—tiled and weatherproof—within just one day.
This swift assembly process not only accelerates project timelines but also significantly reduces on-site costs, such as those for equipment rentals and labour, ensuring that your investment is both timely and cost-effective.
Roadmap
Answers to some of the most frequently asked questions
It depends on the size of the building, the complexity of the structure and the readiness of the documentation.
For a building of approximately 1,000 m², Jelovica can provide the delivery of prefabricated timber elements in around three months, provided the documentation is properly coordinated.
This timeframe includes technical coordination, preparation of production drawings, production, delivery and assembly.
We use SEMA, a leading software solution for timber construction design, adapted to timber frame construction and the preparation of elements for production.
The software environment is adapted according to the country of execution, local standards and the requirements of the general contractor.
Jelovica delivers prefabricated timber structural elements to Slovenia, the DACH region (Austria, Germany, Switzerland) and northern Italy.
Each project is reviewed according to local building regulations, logistics and the role of the project partner.
The assembly model is defined for each project individually.
Jelovica can act as a supplier of prefabricated wall, floor and roof elements or as a partner for supply and assembly up to the structural shell stage.
The responsibilities between Jelovica, the local contractor and the assembly team are defined during the offer phase.
The construction site must be prepared for safe and precise assembly: access for trucks, crane availability, a prepared foundation or supporting structure and an agreed project schedule.
For more demanding locations, transport limitations and logistics are checked in advance.
The advantage of prefabricated construction with timber panels and timber structures is a significantly shorter time on site, less waste and less noise.
Jelovica engineering is involved during the technical assessment phase.
Together with the local designer or general contractor, we coordinate structural details, static calculations, energy requirements, production constraints and assembly phases.
Our advantage is an experienced engineering team for different types of buildings, from single-family houses to multi-family timber buildings.
Send us architectural drawings, floor plans, sections, location information, project phase, scope of supply and the expected timeline.
It is also important to specify whether you are an investor, developer, construction company or general contractor.
The more complete the documentation, the more accurate the offer. Contact us.
For Jelovica projects with timber frame construction, we provide a 30-year structural warranty.
The warranties are based on a proven construction system, controlled production and the stability of a company with more than 120 years of tradition.
Wood-cement boards provide bracing, fire protection, mechanical stability and protection against moisture and mould.
Unlike OSB boards, which are sensitive to moisture and can swell, degrade or create conditions for mould, wood-cement boards do not absorb water due to their cement-based composition, do not swell and maintain stability even in less-than-ideal conditions.
This is the key difference between a structure that works only under perfect execution and a structure that is resistant to real weather conditions.
RAL installation is a systematic installation method for windows and balcony doors on three levels: an outer layer that is watertight and vapour-permeable, a middle layer that provides thermal insulation without thermal bridges, and an inner layer that is vapour-tight and airtight.
Traditional installation with PU foam does not provide long-term airtightness and can be problematic over time.
At Jelovica, windows and doors are installed already in the production process, and RAL installation is our standard, not an upgrade. In multi-family buildings, the risks of incorrect installation are multiplied.
