- Location and transport costs: The further the construction site is from the manufacturer, the higher the transportation costs.
- Number of floors: Single-story houses generally have a higher price per square meter than multi-story homes, as fixed costs like the roof and foundation remain the same regardless of the height of the building.
- Architectural complexity: A simple, compact design is more cost-effective, while a complex floor plan increases costs due to additional materials and construction time.
- Market trends: Prices of raw materials and supplier costs fluctuate throughout the year. Since a prefabricated house consists of components from over 50 different suppliers, it’s advisable to review and update offers older than three months.
- Doors and Windows: We offer a wide range of window options for the EU market — from standard wooden windows to large aluminum windows up to 6.5 meters in length.
The final price per square meter depends on the combination of these factors, as well as the construction phase chosen. Prices typically range from €800 to €1,300 per m² for an advanced assembled structure.
Each construction phase represents a different level of completion, from the basic load-bearing structure to a fully finished, move-in-ready home. For maximum energy efficiency, we also offer passive houses, designed to minimize energy consumption while ensuring optimal indoor comfort.
We supply fully prefabricated wooden house elements in the advanced shell construction phase. The term “advanced shell wooden elements” refers to a specific stage of construction in which we deliver prefabricated structural components, while clients remain responsible for the final interior and exterior finishing. These works can be completed either independently or with the support of one of our local partners.

The delivery time generally ranges between three to five months, depending on the volume of orders. During peak season, delivery times may be longer, but customers are always informed in advance.
As of today, placing an order would result in the delivery and on-site assembly of an advanced structural stage house within approximately five months.
We organize the transportation of prefabricated elements to the construction site in collaboration with various international transport companies. This allows us to ensure reliable and cost-effective delivery solutions.
For assembly, we work with certified international installation teams who carry out their work quickly and professionally. In our main export markets, such as Italy, Germany, Austria, and Switzerland, we have local assembly teams who speak the native language, ensuring smooth communication on-site.
What is the client’s responsibility?
The company that buys the prefabricated wooden elements and sells them to the final customer is responsible for organizing:
- The architectural project for the eco-friendly home
- Building permits
- Municipal authorizations and fees
- Foundation slab construction
- Plumbing and electrical installation projects
- General site management
- Completing the project as a turn-key solution for the end client
Once the foundation slab is completed, we deliver the prefabricated wooden elements, and our installation team assembles the structure. The assembly process typically takes about five days, after which the construction company must complete the remaining finishing work on-site.
Just like traditional brick houses, prefabricated wooden houses require regular maintenance and occasional renovation of certain elements. There is no significant difference in the upkeep of a conventional house versus an eco-friendly wooden home, as long as the owner ensures proper use. This includes maintaining adequate heating and ventilation during colder months, regularly inspecting critical areas where moisture could enter, and addressing any damage promptly. The durability of wood as a building material is evident in Slovenia’s historic wooden houses, built with log or timber-frame structures, which have stood the test of time.
In modern prefabricated wooden houses, the structure is further protected against temperature fluctuations and humidity, which can significantly extend its lifespan. Leading manufacturers of wooden prefabricated houses design and guarantee a minimum lifespan of 50 years, which can be extended with high-quality materials and proper maintenance.
Since prefabricated houses are manufactured in controlled factory conditions, the likelihood of construction errors is significantly reduced. Unlike traditional masonry construction, prefabricated homes also come with a structural stability guarantee. At Jelovica, we offer a 30-year guarantee on our timber-frame structures and a 50-year guarantee on cross-laminated timber (CLT) structures, ensuring long-term quality and durability.
Jelovica is a supplier of structural solutions for business partners (B2B model). Our supply to partners includes walls, floors, and roofs with integrated windows. Our international business partners then handle the sale and installation of the finished product for the end customer.

The CE (ETA) certification is the most important for the commercialization of our prefabricated houses and wooden public buildings. The CE mark guarantees that our homes meet the highest quality standards and that Jelovica ensures full compliance with European regulations. In May 2011, Jelovica became one of the first companies in Slovenia to obtain the CE mark in the field of prefabricated wooden construction.
The quality of Jelovica prefabricated houses is also certified by the RAL quality mark from Germany. Obtaining this certification requires a full inspection of the production process and materials used. All materials installed in our houses must be certified for quality assurance. Maintaining the RAL certification requires regular audits conducted by the OTTO-GRAF INSTITUTE in Germany, which inspects our processes at least twice a year.
Additionally, the structural elements of Jelovica prefabricated houses comply with DIN 1052, the German standard for timber construction. This regulation defines key parameters such as wood type and quality, load-bearing capacity, fasteners (clamps, nails, screws), and panel installation.
